What is a Lease Option?

A lease option (or lease purchase) is a form of "rent to own". It is a type of contract between a tenant (also called the "buyer"), who will occupy the home, and the landlord (also called the "seller"), who owns the property. During the term of the lease option, the buyer pays rent to the seller, and in exchange is permitted to occupy the property. At the end of the "lease term" portion of the contract, the buyer has the option (meaning they aren't required to, but have first priority rights) to purchase the property outright at a pre-determined price using a mortgage loan or some other financial service. In exchange for this "option" to purchase the home, the buyer will either pay a slightly higher rent rate to the landlord in excess of usual market rent, or will pay a flat fee at the beginning of the contract. In some cases, to keep the flat fee and the rent more affordable, both will be instituted at lesser amounts.

It is a way of purchasing a home that allows a homebuyer to get the advantages and benefits of being a homeowner even if their current financial or personal situation isn't quite ready to buy a home conventionally.
